Teal Close, Snettisham

The site was a greenfield site located on the western side of the existing settlement of Snettisham. It is an attractive, relatively large and sustainable village located 12 miles north of Kings Lynn and 5 miles south of Hunstanton, east of the A149 coast road, which now bypasses the main part of the village.

The village has a population of approximately 2500 residents. It benefits from many facilities, including a primary school, a convenience goods shop, a doctor’s surgery, two public houses and a village hall.

The project brief was to design bungalows and garages with total internal areas of under 1000m2.

The final design solution proposed the creation of nine bungalows with either separate or attached garaging from Oak frame to form a cart shed. We proposed five small-sized three-bedroom bungalows, three medium-sized three-bedroom bungalows and a large four-bedroom bungalow.

Initially, we applied for an Outline application. We then helped the new client obtain a reserved matter application, a discharge of condition application, and a Building Regulations application. The properties incorporate many features typical of a coastal property, including facing brick, cartstone elevations, and pantile roofs. We have managed to provide a group of bungalows that respond well to the surrounding area, maximising the positive aspects of the sites and making use of an unused site by providing much-needed additional housing.
