We also have experience in multi-story flats and have substantial knowledge of small to medium-scale projects in the commercial and industrial sectors as well as experience in relation to listed buildings, the retail sector and education.

Architectural work is typically divided into a sequence of different stages that can be commissioned as a whole or separately for commercial projects. We provide the best possible service from the initial briefing to the completion of the project. The services we offer are:

Preparation and Brief

Here is where we lay the foundations for a successful scheme. We can help establish a robust but flexible project brief. This can include more comprehensive consultations and discussions. We can undertake a preliminary appraisal or feasibility study based upon available information to assess the options and feasibility of the project. This stage may include reviewing several sites or alternative options, such as extensions, refurbishment, or new build. By asking the right questions, we can help define the scope for a project and what other consultants may need to be involved as the project develops.

Concept Design

Throughout this stage, we develop design options to fulfill your brief and explore solutions that meet your needs. At this stage we explore the best design options to meet your needs. The sketch options can then be developed through ongoing consultation with you to produce a series of images exploring the agreed proposals and 3D imagery can be provided if required. We may consult with local planning authorities, Structural Engineers, Civil Engineers, Services Engineers and other specialists during this stage.

Developed design and planning applications

Once the concept design and coordination are completed, we develop a full set of planning drawings and collate all relevant documentation with the help of other consultants, to form a complete planning submission. We engage with the Local Authority and manage the application through the planning process.

Technical design

We can complete the technical design sufficiently for tendering and construction purposes following a successful planning application. This typically involves preparing detailed drawings, schedules, and written specifications. This stage includes discharging any outstanding planning conditions and ensuring Building Regulations requirements are met. The architectural practice typically takes the role of ‘Lead Designer’ and encourages a collaborative and coordinated approach between consultants. Technical information can then be collated and tendered to contractors with the assistance of a Quantity Surveyor.

Any Structural Engineering consultation can be provided by our sister company, Calvert Brain & Fraulo Ltd, Consulting Structural and Civil Engineers. They can produce the necessary structural and engineering designs and calculations required for any building project. Our Engineering team is highly experienced in designing and detailing foundations, steel frames, reinforced concrete, timber, and load-bearing masonry. We work together to optimise both the form and method of construction to provide practical and cost-effective solutions.

Construction and handover

After acceptance of a successful tender, we can assist with drawing up an appropriate building contract in association with the project Quantity Surveyor, and works can commence on site. We generally take on the role of ‘Contract Administrator’ and undertake regular site meetings and visits. The ensures that construction work is inspected at regular intervals, and the contract is adhered to.

We will undertake a final inspection of the site and create a defects or ‘Snagging List’, which schedules all uncompleted work or items which are not up to the standards set out in the contract documents. The main contractor will then need to address these works before handover.
